General

Berthlwyd was originally a working Dairy farm acquired by the current owners some 12 years or so ago after which time they have dedicated their time to restoring the property. This work included the complete renovation and refurbishment of the main original farmhouse which work included two side extensions and also a new contemporary style two storey extension at the rear, built and purposely designed to take full advantage of the views over the gardens and surrounding countryside as far as the sea.

The main farmhouse itself offers 4 bed accommodation with 3 bathrooms.

A stone built former cow shed range at the side was adapted, initially as living accommodation and occupied by the vendors whilst they were renovating the farmhouse. Part of this building was also adapted as an office suite for the running of the owners business. This building could now provide additional/overflow accommodation to the main farmhouse which could then offer up to 6 bedrooms or ideal for say converting to holiday letting cottages etc. Planning permission exists for the use as over flow accommodation and plans are available. Currently the building is vacant.

The whole property benefits from upvc double glazing. The heating system provides an air source under floor heating to the main house, the kitchen areas have the benefit of an LPG gas fired central heating system and the side building/ over flow accommodation also has a separate LPG gas fired central heating system.

The owners are keen gardeners and extensive work has been undertaken to create a large walled garden of probably 1/4 of an acre or thereabouts which offers raised flower and vegetable beds, fruit cages etc.

The remaining range of farm buildings are mainly of steel framed construction and are well suited for a variety of purposes although currently workshops and storage purposes.

In all an extremely desirable former Welsh farm homestead in a beautiful setting, the type of which rarely comes to the market.
