and on the outskirts of the village, approximately 8 acres of land
The land in total amounts to 8 acres or thereabouts as highlighted on the plan which is included with these sales particulars for identification purposes only.
The enclosure is sloping and north facing with the land on the northern boundary being gentler in nature.
There is some hope value attached due to the proximity of the field on the outskirts of the village.
The land has road frontage onto the B4572 Borth to Aberystwyth road on the eastern boundary and superb views over the village and Cardigan Bay.
The land is offered for sale by private treaty as a whole.
Prospective purchasers may view the land at any time having made appointment through the sole agents.
The property is freehold with vacant possession on completion.
A plan is included with these sale particulars for identification purposes only, in order to assist in locating the land and is used strictly for viewing purposes and does not form part of any contract of sale.
Mains electricity, water and drainage are near by.
Prospective purchasers must make their own enquiries with regards to the possibility of developing part of the land. If planning permission is forth coming and over age clause will be included as a condition of sale.
There are several alternate routes, we suggest the following route for the first inspection.
From Aberystwyth take the A487 coastal trunk road north up Penglais Hill, head through the village of Bow St, on the northern edge of the village turn left to Borth (signposted). At the village of Borth, take the 1st Exit left on to the Clarach road. Proceed up the hill for about ½ a mile and the land can be seen denoted by a for sale board.
