There are several alternate routes to the land.

FROM ABERYSTWYTH
Take the A487 coastal trunk road south to Llanfarian before turning left on to the A485 Tregaron road. After approximately a mile turn right onto the B4576 road and proceed through to Llangwyryfon, stay on the B4576 through Llangwyryfon for a further 3 miles, until the hamlet of Moriah is reached. Turn left immediately after the telephone kiosk and Moriah Chapel and take the 1st fork right and the land is denoted by a for sale board – continue up the hill to the furthermost gate and layby.

FROM ABERAERON
Take the A487 coastal trunk road North to Aberarth. Turn right onto the B4577 road and proceed through Pennant and Cross Inn to Bethania. Turn left at the Cross roads onto the B4576 proceed to Moriah turning right before the chapel as you enter the hamlet.

The land is situated approximately 300 metres above sea level on Mynydd Bach some 12 miles or so inland from Aberystwyth. Local amenities are available at the nearby village of Cross Inn. There are far reaching views from the land across the surrounding land and Cardigan Bay. Llyn Eiddwen is also nearby.

The land for ease of access abuts a quiet council maintained road which leads to Bontnewydd and Tregaron.

The land in total amounts to 22.854 hectares or 56.47 acres. This area estimation may vary slightly from the area on the registered title.

Approximately 32 acres on the eastern boundary as highlighted on the pro map is rough grazing providing for livestock grazing during the summer months. The reminder of the enclosures are mainly clean pasture divided into suitably sized enclosures. The majority of the land is level to gently sloping in nature and the boundaries appear to be well fenced.
