on the outskirts of Tregaron, a refurbished and unique individually designed 4 bedroomed bungalow with approximately 2 acres of well stocked grounds overlooking and bordering the river Teifi.
Ty Hir enjoys a private rural location abutting the A485 Tregaron to Lampeter road, some 2 miles south of the market town. Tregaron is popular with locals and tourists alike having a good range of facilities to include secondary school. Other towns in the area include Lampeter some 9 miles due south, the Georgian harbour town of Aberaeron some 14 miles travelling distance on the coast and the university and market town of Aberystwyth some 20 miles to the North.
Ty Hir is situated in an area of outstanding natural beauty and we strongly recommend prospective purchasers inspect this most desirable location in order to appreciate the magnificent views over open countryside towards the Cambrian Mountains. The grounds which amount to 2 acres or thereabouts are very well stocked with shrubs and trees. The bottom of the garden borders the river Teifi..
Ty Hir was developed in 1970 and provides for commodious 4 bedroomed architecturally designed accommodation inspired by Scandinavian design with many attractive open plan features. When planning the house the original owners had a sophisticated farmhouse in mind, a Welsh long house hence the name “Ty Hir”. The family added a studio to the property which the present owners utilise as a sun lounge with sliding/folding doors dividing the main lounge area. All the doors have recently been replaced as have many of the windows. All the rooms have been laid with an engineered oak laminated floor and the property has been rewired.
Mains electricity and water. Private drainage. Oil fired central heating

Approximately 2 acres of land well stocked with shrubs, trees and flower boarders with the land sloping in nature with a level area of ground at the bottom of the plot bordering the river Teifi - see photograph showing the idyllic decked area abutting the river.
On one side of the plot in particular, there is a Cwm with stream and wooded area
Seldom do individually designed properties of this nature become available in this location. Ty Hir is private, there are no near neighbours.
The views are uninterrupted towards the Cambrian Mountains. The accommodation is commodious, airy and open planned in nature and providing for multi purpose family accommodation as highlighted in the photographs. Despite this tranquil location, the property is within a short travelling distance of local amenities at Tregaron and also convenient to all major towns in the area. A property well worthy of inspection.
There are several alternate routes to the property I would suggest the following for the first inspection.
From Aberystwyth take the A487 trunk road south for approximately 3 miles to Llanfarian before turning left onto the A485 Tregaron road. Proceed for some 12 miles or so to Tregaron, turning right in the heart of the village (just before the bridge) proceed approximately 2 miles and Ty Hir is on the left hand side denoted by a for sale board.
From Lampeter take the A485 road North to Tregaron. Ty Hir is on the Right hand side a short through Tregaron following the turning to Llanddewi-Brefi
