GENERAL REMARKS AND STIPULATIONS
The land is situated just off the B4578 road a short distance from the village of Llangeitho and the market town of Tregaron, which provides for range of social, leisure and educational facilities. The university and market town of Aberystwyth is some 18 miles to the north, the Georgian harbour town of Aberaeron on the coast and Lampeter to the south are also within a relative short travelling distance. The farm is convenient to livestock markets in the area and to several suppliers of agricultural requisites locally.
The land is sold for sale as a whole or consideration will also be given to sell in 2 lots by private treaty. The land maybe offered for sale by tender or public auction at a later date.
From Aberystwyth take the A487 coastal trunk road south to Llanfarian, before turning left onto A485 Tregaron road and proceed through the villages of Llanilar, Lledrod and Bronant for a further 3 miles to Tyn Celyn. On the sharp bend, take the B4578 road directly in front of you and proceed for 2 miles or so before turning left at the small cross roads. The land is denoted by a for sale board on your right hand side.
OS Plan has been derived from the IACS plan, the area might vary slightly from the ones on the title deeds.
There is a natural water source (to include a pond) to most enclosures and there is also a mains water supply near-by.

The area has been taken from a 1905 edition map and therefore the area may vary from the title deeds. Apart from hard standings and pond the reminder of the farm is down to grass. The land is level to gently sloping in nature. All enclosures are easily accessible with modern farm machinery. The land is mainly south facing and the land on the eastern boundary is bordered by a stream. There are 2 good road access points which are evident on inspection and one of the bottom enclosures has recently been drained.
Last but not least there is a useful pond as shown on the modern plan towards the eastern boundary.
The areas are derived from 1905 map and will vary slightly from the area on the more modern maps
