GENERAL REMARKS AND STIPULATIONS
The land is situated just off the B4578 road a short distance from the village of Llangeitho and the market town of Tregaron, which provides for range of social, leisure and educational facilities. The university and market town of Aberystwyth is some 18 miles to the north, the Georgian harbour town of Aberaeron on the coast and Lampeter to the south are also within a relative short travelling distance. The farm is convenient to livestock markets in the area and to several suppliers of agricultural requisites locally.

From Aberystwyth take the A487 coastal trunk road south to Llanfarian, before turning left onto A485 Tregaron road and proceed through the villages of Llanilar, Lledrod and Bronant for a further 3 miles to Tyn Celyn. On the sharp bend, take the B4578 road directly in front of you and proceed for 2 miles or so before turning left at the small cross roads. The land is denoted by a for sale board on your right hand side.
